Our stunning Florida villa is situated in an exclusive development in Tuscan Ridge, Orlando, consisting of executive vacation villas and residential homes. It has been professionally furnished and equipped throughout, and tastefully decorated in neutral colours throughout, with the utmost care taken to ensure your stay will be as relaxing as you deserve, and as children are of major importance in our villa,. Telephones are provided and guests are able to make local, long distance and International calls at no additional cost.
The fully Air conditioned villa comprises, kitchen, lounge, dining room, family room, four bedrooms, three bathrooms, large heated pool with safety fence, a lanai area with fans overlooking the beautiful Florida countryside, and double garage.
Lounge (12ft x 13ft)
The delightful lounge is situated at the front of the villa just as you enter the home. The room has a cathedral style ceiling with fan, and ceiling lights. The room has been tastefully dressed by interior designers, and furniture includes a Love Seat, a three seater sofa which can fold down to a queen-size bed, an armchair and a coffee table. There is a 27” television, which receives cable, a DVD/VCR combo to play videos, DVDs, and CDs. From the lounge you have easy access to the dining room.
Dining Room (16ft x 13ft)
The dining room is located near the kitchen, with access to the lounge and breakfast nook and has a large rosewood dining table with seating and place settings for six.
Family Room (14ft x 21ft)
The family room is situated towards the rear of the villa, with access to the covered porch which leads to the patio and pool area. This sunny room has ample seating in the comfortable sofas and easy chairs, and is equipped with occasional furniture, lamps, 53” widescreen television with High definition cable, DVD and CD player.
Bedroom 1 - Master Bedroom (14ft x 14ft)
The master en-suite bedroom is located at the rear of the villa and is furnished with a luxurious king size bed, large walk in closet, drawer units, lamps and ceiling fan. There is also remote controlled cable TV, a pc with high speed DSL (Broadband) Internet connection and access to the pool and lanai area. The en-suite bathroom has a large walk in shower, corner bath, his 'n' hers vanity units and hair dryer. This bathroom can also be used as a pool shower room as there is access from the deck.
Bedroom 2 (11ft x 10ft)
This Bedroom is toward the front of the villa, has access to the second full bathroom, which is equipped with w/c, bath, shower (over bath), vanity unit with basin and extra storage. Bedroom 2 itself is furnished with a queen size bed, walk in closet, drawer units, television with standard cable, lamps and ceiling fan.
Bedrooms 3 (13ft x 10ft) and 4 (11ft x 10ft)
Both bedroom three and four are situated toward the rear, from the centre of the villa, and have twin beds, concealed wardrobe space, drawer units, ceiling fan television with standard cable, and easy access to the third full bathroom, which is equipped with w/c, bath, shower (over bath), vanity unit with basin and extra storage.
Kitchen (13ft x10ft)/Breakfast Nook (11ft x11ft)
The spacious kitchen is beautifully finished with ample cupboard space. Appliances include a full size ceramic cooker, microwave, and large capacity fridge freezer with icemaker, cold water drink dispenser, dishwasher, extractor fan and waste disposal unit. For your convenience there are also smaller items such as a coffee maker, blender, toaster, electric kettle etc... and all cooking and dining utensils are provided.
Next door to the kitchen is the laundry, complete with full-size washer and dryer, laundry basket, iron and ironing board. There is a formal dining area which seats 6, but for breakfasts and light snacks, most guests use the breakfast nook which is across from the kitchen.
Pool/ Lanai Area
To the rear of the Villa is a south facing covered patio and a 26ft x 13ft pool with underwater lighting and is surrounded by extensive decking. The pool area is equipped with comfortable poolside furniture, you can choose either to bathe in the sun or retreat to the welcoming shade of the Lanai with its cooling ceiling fans, the choice is yours. The pool area is fully screened to let the sunshine in, but keeps unwanted bugs out!

All prices include tax and cleaning charge
A non-refundable deposit of 150 per week is required at the time of booking with the balance due 8 weeks before departure.
Security deposit of $250 is payable with the balance. This is refundable once the management company have confirmed that the home has not been damaged.
Pool heating $144 (including tax) per week.(Usually only required in the winter months)
